What’s your biggest fear when you list your home with a Real Estate agent? It’s simple. You worry about being locked into a lengthy listing agreement with a less than competent Real Estate agent, costing you valuable time and exposure on the market. Our plan takes the risk and the fear out of listing your home with a Real Estate agent. How? Because we clearly spell out our promise to you–it’s simple!
At the Chantel Ray Real Estate Team, we offer the best marketing plan available to you in marketing your home to its fullest potential. By doing the following, we are able to obtain the highest possible market value:
*Virtual tours are prepared along with still photos and placed on over 24 internet sites that include but are not limited to www.chantelray.com, www.chantelrayteam.com, and www.realestatebook.com. If your home is under $200,000 our marketing will consist of the still photos of your home. Additionally, if your home is cluttered a virtual tour may not be the best option for you.
*Directional signs and yard signs are installed to let everyone know that your home is on the market and who they can call to get more information. Two sets of directional signs are put up. There are times when the city removes those signs. If you notice the signs are missing, please let us know so we can have more signs posted.
*Professional flyers are generated and distributed not only to your property for prospective buyers but also in 3 local area malls; Pembroke Mall, Lynnhaven Mall and Greenbrier Mall. If you run out of flyers, please let us and we will have our courier deliver more flyers within 2 business days.
*Just Listed cards are prepared and sent to your neighbors to let them know that your house in on the market. Often times, it is your neighbor who helps sell your home.
*Your home is also listed in the Real Estate Book (which is also posted online at RealEstateBook.com). This is a monthly production, so depending on when you list your home your ad may need to go into the next issue due to deadline constraints.
Our marketing strategy has proven to be successful. If you are not happy with our process, how we market or who we market to, please talk with us about your concerns.
If you decide not to sell your home and pull your home off the market before the expiration date and rent your home instead, there will be a processing fee of $495.00 to cover the expense of the virtual tours/photos and the advertising to date.
If you locate the buyer and sell the home on your own prior to your listing agreement end date, there will be a 2% commission fee charged for my services.
